Get my license to GIVE AWAY the commission.
I am just starting out on my path to real estate success and I wonder about the license. I know this comes up a lot but I have a different set of questions I believe.
I am thinking about investing the time and money to get my license only to give the commission to the selling agent. I am not interested in being a real estate agent nor am I interested in making it my career. I have a job and it pays the bills for now and land lording is my long term goal.
My goal is to get the license to access the MLS as well as use it to get comp prices and do self walkthroughs easily. This will all facilitate more efficient use of my time I believe and allow me to look through and offer on more deals. The real interest for me in this is giving the commission to the other agent. I think this will help me to get the deal to the seller quicker and give that little push towards me that I need. Maybe I am putting to much into all this and I would love some feedback.
Does any of my logic follow? Would the costs of maintaining and getting the license up front be worth it if I am not going to actively use it? Can anyone give me a ballpark figure on the costs? Also what am I missing(I am brand new to this)? Thank you
