Don't lease to the first appicant, make sure you get a quality tenant even if that means more initial work/time - bad tenant will cost you way more time and money in the long run. Lotta people verify employment, but don't verify income - don't assume applicants all tell the truth. pre-covid income often not the same as covid income.

So hard to reply without context. That'd being said I'd suggest doing it with class and professionalism. Leave any anger/frustration out of it. It's a business decision and only that. Even in big cities the network of professional communities is small and connected; burning bridges has little practical upside.

From a different angle, you live in Toledo right? Your social capital, your existing network and your ability to expand your network gives you an advantage in Toledo. Your ability to vet the realtors and property managers is higher in Toledo. Your ability to drive for dollars and personally look at property/neighborhoods is a also a +. Right off the bat, arguably the best beginner option is house hacking - live in duplex, get best interest rate, rehab, refinance and repeat. You can do that in Toledo and scale up from there. Chalk it up to a valuable, albeit aggravating, learning experience. Start vetting replacement PM now. As soon as contract is over find a new PM. Never sign a flat $ fee or ambiguous contract again. Do not let this discourage you from your long term RE goals. Best wishes and good luck. In my state "creative" owners effectively evicted tenants for renovations per news article grumbling about bad landlords - legal loophole. Other option is cash for keys. Swallow principle and it might be more practical to just get rid of this leach now, your property might already be damaged or could be damaged during eviction process. Regardless, suggest you consult an experiences real estate attny, not a generalist or just an inexpensive one.

Not to sound flippant, but when investors buy bonds we don't see the actual paper, we don't see the factory or boardroom when we buy a stock, and most people wouldn't even really know what to look for when looking at a property. That being said, really ensure you have a thorough inspection and don't just go with the cheapest. A good inspector caught roof damage that others missed and got me a much lower price. A lazy inspector missed water damage/leak and I had repairs and costs to deal with on another property. Keep investing!
