Closing soon on 1st house hack: Need advice on getting tenants

My wife and I are close to closing on a 3x2/2x2 duplex in Citrus Heights CA and with it being our first house hack, we want to learn as much as possible by doing a lot of things ourselves; including leasing the other unit out. We've done a bit of high level research on what we can get for rents on the units but would like some advice on how, where, when to list to screen potential tenants in November December months.

How: Take professional grade photos of the unit. Create a warm, fuzzy feeling description of the unit, especially if it's in a cold market this time of year. Pre screen tenants using a google form (link here: https://www.biggerpockets.com/...) Show unit. Send applications. Do tenant due diligence. Sign lease. 

Where: Facebook, zillow, trulia, apartments.com, MLS, doorstep, realtor.com (so many options)

When: I try to list 2-4 weeks before I want to rent out the unit, depending on the condition of the unit.
