Are there other cities that you have an "unfair advantage" in such as a relative that's a contractor, a college classmate now employed as a lending officer, a close friend that can be your boots on the ground, etc. Having an advantage in a market imo is more important than picking the perfect market on paper.

Remington Lyman, an investor-friendly realtor, is outstanding in Columbus, OH - would suggest you read posts in which he replies.

I'm looking for a Property Manager to manage newer 3/2 SFH in Cimarron Hills. Realtor gave me three recommendations: Empower Realty Team, Crystal Pines Property Management and Brinkleys Property Solutions. Honestly, all three seem really good after I reviewed their websites and spoke with them on the phone. However, as an OOS, I'd really appreciate peoples' first-hand opinions. Thank you.

It's a good idea.  Shop around to get better interest rate/terms.  Ideally credit union over big bank.  Good luck!

Doug, good questions, but an attorney would answer better than I can.  Litigation is proceeding despite covid.  Mediation could be encouraged, but not mandated (unless part of contract).  Good mediators also charge accordingly.

Maintenance fees are quite high in Hawaii. Several visiting friends over the years looked into purchasing a STR here ans were turned off by high minthly majntenance fees. Special assessments are another common issue - older buildings underfunded to replace/reapir elevator can be a serious problem. There's a building that's pretty much the owners are screwed. Internal elevator installed for out door elevator use - suffice to say its a money pit nightmare. Check the age of the building and if it has fire sprinklers. Marco Polo high rise fire raised this issue locally - cost to put fire sprinklers into older building is a real issue. hope this helps. Like any city gotta research a lot. Not trying to discourage anyone, but most local white collar investors are investing out of state that I personally know.
