@Andrew M. I think starting out turnkey is the way to go.  A good provider is going to minimize your risk with less maintenance ideally and tenants staying longer.  You want to also look for someone who has been in the business and has experience for 10+ years and is local.  Also, having everything in house is good with management as well.  Your cashflow numbers are obtainable and with most turnkey providers in Memphis you can get good homes in quality B to C class neighborhoods under a 100k that rent around the 1;1 ratio.  I would lock in as many 30 year mortgages you can afford.  This will help build up reserves for maintenance and vacancy.  Once your reserves are built up you can start paying for some mortgages by attacking the one with the highest interest rate.  You will then be able to start paying off properties and then make your next purchase go faster.  This is how I have built my portfolio to nearly 20 homes over the past 7 years.  Let me know if I can help in any way.  Good Luck

@Amy A. Memphis is a very unique market and think having experience as mentioned above in knowing the areas and neighborhoods to buy will is vital.  B and C class type neighborhoods are very good cash flowing opportunities that rent quickly and produced quality tenants in this market. I have worked with out of state investors for 5+ years and local to this market so let me know if I can help out with Memphis or even Little Rock markets as I have experience in both.  Good luck

@Jordan Tinning I have been investing in Memphis, TN and Little Rock, AR for 5+ years now.  Both markets very ideal for steady cashflow.  Price points are great, markets can attract the 1% rule or just above, both are landlord friendly, and low property taxes to name a few benefits.

@Lena Davis I have been investing in Memphis area for over 5 years and a good benefit to a turnkey company especially investing out of state is you have all the systems in place.  A good provider will help identify a home in a good area, provide quality renovations, and have in house property management as stated before in this chain.  You would also get warranties and items updated during renovations to minimize your risk as an investor which would ideally help you cashflow sooner.
