@Matt Ricky I have done plenty of BRRRR deals in Memphis and Little Rock. Cash flowing markets, low taxes, landlord friendly and large demand in renters. May want to consider looking into those markets as well.

@Zeina Awad I personally invest in Memphis, TN and Little Rock, AR.  Both landlord friendly, large demand in renters and good cash flow markets for buy and hold.  Good Luck!

@Shai Shushan welcome to BP!  I have been investing in Memphis market for years and from the area.  It is a great market but highly recommend partnering with an agent who knows the market and has experience dealing with investors as location is key.  Areas change quickly in Memphis and in a lot of cases street to street.

@Antoine C. Memphis can change quickly and can definitely be more street to street in a lot of cases and not necessarily zip code to zip code or even neighborhood.  Highly recommend partnering with a local realtor who knows the market.  Goood Luck!

@Dave Villa I have been investing in Memphis for almost 10 years.  The market is very linear.  I would partner with someone who is local to the market as things do change quickly and important to be in the right areas.  It is landlord friendly with high demand in renters. Good Luck!

@John Garcia I have experience with Memphis and Little Rock turnkey companies.  Great cash flow markets with low price points.  Being out of state, I think it is important to look for a company that has been in business a while, good reputation, and has in house property management.  I would definitely look at these markets as part of your search.

@Vishal Juluri I have been investing in Memphis for almost 6 years and it is a great cashflow market with landlord friendly laws and large applicant pools.  Most lenders I am aware of will require at least 20% down.  I have invested in Raleigh (North Memphis), Whitehaven (South Memphis), and really anything inside the I-240 loop is good.  Only area I personally haven't been in too much is 38127 zip code.  Let me know if you have any questions.  Good Luck!

@Padam Neopane there are a lot of good turnkey operations in Memphis.  Great cashflow market in a landlord friendly environment and large applicant pools.  I am local to Memphis and have been investing here for over 5 years but never done anything with Martel.  I would make sure the company is locally operated and been in business for a while.  I also think if you are an out of state investor you'd want in house property management as well from your turnkey provider.  Memphis is a great market.  Good luck!
