Hey @Jaysen Medhurst there is a mortgage.

I read about the due on sale clause. Is that always the case or does it depend on the bank ? “ The lender has the right, but not the obligation, to call the note due in such a circumstance”

@Julien Hochner thanks for the quick reply. Going google asset based lendors wasn’t aware on them. He still owes money on the house 210k to be exact.

Thing is he still owes 210k on the house. He definitely did quite some work and has a potential ARV of 300k in his market.

Hey guys I got a question about transferring a deed. My cousin owns a house in NJ he has rehabbed the place and added value to it. Due to some financial issues his credit has been compromised and he is not able to get a loan on the equity he has on the house. The question is will he b able to transfer the deed to his brother who has good credit to then get the equity off it ? Is this possible or maybe another way to go about it ?

@Jared Townsend thank u. Need to touch base with the seller again, but he mentioned it being possible if paying cash.

Hey @Diane Waschenko thanks for the reply. The property is in the Gainesville area it’s a multifamily. I’m not paying cash I’m using a bank to finance the property will this still apply ?

Hey guys quick question if I was to purchase a property in Florida through the owner/seller directly would I avoid closing cost? Obviously would get a lawyer etc.
