Hey Bp!

New to San Antonio Texas area. Recently relocated out here due to a job promotion. Currently looking for deals in Houston area.

What are some good areas in Houston to buy rental properties? Can someone point me in the right direction. Lookin for B or C class properties that can at minimum meet 1 % rule.

Not finding any good deals really just average for most part. A lot barely meet the 1% rule.

Hey BP!

I’m trying to understand how hard money would work for acquiring a multi family unit per say.

I get the whole buying a distressed property fixing it up renting it and refinancing or even in a flip.

I grasp the whole Beaty of this process in this scenario but how would this work in a property that doesn’t need much rehabbing and might be already rented? Can this strategy work in a property that you can’t really add much value to but provide good cash flow?

@Mikael Winkler Yea that’s fine and it’s part the process but my thing was I told him about my situation from get go. Lesson learned. This is one the areas I didn’t research much I got caught up in the real estate side. The good news is the seller is open to trying this again. I have a great loan officer I’m working with now of course from BP :)

@CJ M. Wish they can be held accountable haha. Very unprofessional if you ask me. This guy spoke a good one and offered me a 3.2 interest rate on and investment property which pretty much blinded me to anything else. I parked myself there and just waited on him I should have shopped around but then again didn’t want disrupt anything. Hey lesson learned this is my 1 st attempt and will definitely not make such Mistake again.

Now that I think of it he did come off a little egotistical. Smh.

@Nicky Reader So the loan officer thought we can use gifted funds for an investment. To me that is so 101. Apparently he must have only worked with people buying homes for themselves not investments.
