@Wayne Brooks thanks for the reply. This would be my 1st investment property. Thought there where a lot of fees involved but I guess that is all normal :).

Here are the fees quoted on my loan offer:

Estimated fees:

Discount fee. (Not sure what this is)

Hey @Christine Cho totally makes sense and that’s where it got a little sticky for me. So here the full story it ends up being that the property is under 2 brothers which one of them is also the realtor who we are dealing and negotiating with. I spoke to him and told him if we can bring in another realtor into the mix since I feel there is a conflict of interest here. He actually didn’t have a problem with me doing so and actually said if would be a bad idea for myself but that In reality a lawyer is the one who should be going over the contract for me not another realtor which kind of makes sense to me as well. Now the 3rd party realtor here happens a to be my loan officers wife and he suggest I can use her to review the contract and also claims she can go down to the property with the inspector and kind of negotiate the deal based on the findings. The owner/seller/ realtor again doesn’t mind none of this but states that regardless he is selling the property as is and that and inspector is always going find something but it’s totally up to me if his findings will be deal breakers for me. Now the big ticket items needing repair are out the bag and the seller has already advised us that the roof needs to be done , he told us this straight off the bat which we already have a game plan to get that done through my partner since he is a contractor. So again I don’t mind smaller issues being discovered at the time of inspection and will only back out the deal if something major is found.

Question is should I even use another realtor at this point? Or who I should really be hiring is a attorney to review the contract ? When I asked my loan guy this questions he mentioned realtors are trained to understand and review this contracts. At no time he mentioned me paying her but @christine cho your right who works for free right? Either way I plan on just asking him directly today if his wife is going to be asking for commission of some sort because again the seller is also the realtor so why would he pay another party is this transaction?

@Diane Waschenko Im working with BBVA they have branches in Florida so I don’t know if that’s considered local but they pretty much have branches Internationally. I have one realtor I’m working with right now but to be honest I’m not getting many listings from her. I think I can find more on my own checking online. Was referred to another one from BP so will see how that goes. The deal I’m negotiating now is off market not listed with realty.
