Quote from @Oladimeji Sonibare:

Greetings, All,

I'm working on my first investment property, and, from what I've gathered from BP, the first step is to identify my market. Part of that includes assessing the demographics of the city/state I'd like to invest in, but I can't seem to find accurate/up-to-date information about demographics anywhere.

How do I screen cities for wage growth, crime, median income, etc.? Which sites can I trust?

I've been doing quick google searches until now, but I want to be as accurate as possible. A lot of sites have conflicting information. Any help would be greatly appreciated.

@Oladimeji Sonibare hey yea I feel your pain...there is so much data out there and its in so many different places. I've actually started to gather some of it together and am happy to share with you what I have for where you're looking :)

Shoot me a DM!

Hey @Jagnoor Gill, good question. Maybe you can find pockets within that city that are less expensive, and will potentially catch up to the rest of the city? Happy to help you dig in and find those :)

I love this question...I really like running the numbers and analyzing markets...I made a handful of spreadsheets before I moved!

@Albert Velasquez shoot me a DM and let's see if I can help you narrow down your search :)

Hi BP friends,

My husband and I are saving up for our first property through travel work.  We are willing to move anywhere in the country that has a good real estate market, and would like to live in places for a few months before we invest. If you guys could start over, where are the best places in the country to invest in real estate?

Great question Alicia...that's exactly where I was about 4 years ago! I settled in Tampa, FL :)
shoot me a DM and I can send you more info...I have spreadsheets from back then and more info comparing cities across the US

Happy to help!

Quote from @Brandon Craig:

Hi Everyone,

I am looking to find my first duplex in DFW that is hopefully a B class so that my mom and brother can move in. Breaking even on the deal is totally fine because I plan on using Brandon's stack method and grabbing a 4plex next where I can make some cash flow on. (2-4-8-16-32 will hopefully get me to my FI # which is about $5,000/m)

My lender requires 25% down for a conventional loan because I won't be living in the duplex as I enjoy renting in Northeast Dallas for the amenities/lifestyle. I have a real estate agent who is auto-emailing me multi-family homes in DFW and the only ones I see that I feel comfortable with my mother walking around outside are 300k or more. This would require about 75k down. I currently only have 20k, but can have this in 1 year.

1) Is there another way to get this done earlier? Another loan? Maybe 20% from another lender to get in with 60k down?

2) Where are the best locations in DFW to invest? My realtor said mid cities are good, like North Richland Hills or Arlington. Also Fort Worth.

3) Has anyone helped out relatives or had them as tenants? My mother is a low income widow that I want to make sure lives in a property that I own so that I can help her when needed as she gets older. My brother is also lower income currently and would like to be able to assist him too when needed and at least pay me as a landlord versus a random person.

4) I have only seen about 10 or so duplex in the portal my agent has sent me.. is it really this scarce? I have not even seen a single 4 plex or higher, only a few duplex's.

Thank you!

Brandon

Hey Brandon, I'm happy to help you learn the locations in DFW that are best for what you're looking for. Shoot me a DM if you want to jump on a call or something!

DFW was near the top of my list a few years ago 👍

Quote from @Ryan Andre:

My wife and I are Canadian investors looking to diversify and invest in the US, more specifically we are looking at the metro Detroit area. We are looking for opportunities to create equity by finding properties in disrepair or that are being mismanaged. We are seeking like minded individuals to network and grow with.

We are newer to bigger pockets and appreciate anyone who takes the time to reach out.

Cheers ,

Ryan and Hayley

Hey Ryan, (nice last name btw ;), happy to help you learn the areas of Detroit. Shoot me a DM!

Do you know what kind of neighborhoods you're interested in? Or just any in disrepair?

Cheers
