Canadian Investors looking to expand into the US

My wife and I are Canadian investors looking to diversify and invest in the US, more specifically we are looking at the metro Detroit area. We are looking for opportunities to create equity by finding properties in disrepair or that are being mismanaged. We are seeking like minded individuals to network and grow with. 

We are newer to bigger pockets and appreciate anyone who takes the time to reach out.

You will have to find a person who can be part of your team in Detroit that can guide you through, finding the right investment property that fits your budget in the right neighborhood that will bring you the highest possible rent. Finding Contractors that know how to rehab a house to pass inspection. This is important.

    Are you looking to finance rehab projects or rental projects or pay cash for properties? Are you looking for partners, properties or funding?

    Hey Louis, thanks for getting back to us.

    That would depend on the specific deal, but most likely rehab and rental projects. We have experience in Flipping houses as well as BRRR.

    Hi Ryan (and Ryan's wife),

    I am not located in Michigan, but I'm originally from there.  I am also hoping to get started in real estate investing this year (although I do not have any prior experience yet, am just trying to learn as much as I can right now).  I have also been thinking about doing my first investment in the Detroit area, since although I'm not located there, I'm somewhat familiar and the place where I live now is too expensive for my budget.

    Anyhow best of luck, and if you're interested in maybe teaming up on a project together, let me know.  I would be open to a rental or flip or any other ideas, just to get started.

     my first ever US investment was properties in Warren just north of Detroit. Bought them site unseen. Made my $$ and ran. I found it was difficult to find a reliable team.

    @Hai Loc we take over a lot of properties for investors that didn't do proper PMC screening and just went with the cheapest PMC, contractors, etc.

    When will investors learn you get EXACTLY what you pay for?

    I would never buy a turnkey SFR. Maybe multi family with some vacancies tops

    @Hai Loc we prefer to assist investors with buying a property in need of repairs, that they have fully inspected by a 3rd party, and that we then rehab with video documentation. Of course we then find a tenant and manage it for them.

    Then the investor knows exactly what they have.

We have been investing in Detroit since 2016 and we have a full team and office in the city and managing over 300 properties.
