Hey everyone on the Bigger pockets ! I live in Michigan looking for a investment property(2-4 units) just wanted to reach out and see what website can I use to get the economy growth for each city in Michigan for 2022. If it’s not possible what are some strategies you all use to determine which area is a good location in Michigan to invest in ? I’m looking for a good Cash on Cash return, low crime, great schooling, great jobs and decent appreciation. In 2022 what areas in Michigan did you all come across that has this criteria ? And where did you find this information? I appreciate you all a lot hope to network with you all soon!

Hey Montez! Do you have a list of cities you're considering specifically? I just picked five and ran them through my algorithm to prioritize economic growth. It spit them out in this order.
Detroit and Flint continue to decline in population though, so, looking at the data, personally I would stay away from those areas.

Quote from @David Hill:

Hey BP!

As my first post I'm looking to connect with real estate professionals/investors in Lakeland, Florida. Initially I wanted to enter the Tampa market, but knowing that I want to implement BRRRR it doesn't seem like cash flow is a sensible strategy at this point in time in the Tampa market (unless I'm wrong, and please tell me if I'm wrong!). However, I've stumbled across Lakeland as a great little spot right in the middle of the Tampa/Orlando markets. I would love to:

1. Connect with anyone who's doing deals in/around Lakeland

2. Get some insight/ perspective on doing BRRRR in Lakeland

Thanks in advance everyone!

David

Welcome David! I just moved to Tampa this year and bought my first property here. For. my next ones I do plan to buy closer to Lakeland since I think there is going to be more affordable growth in that direction.

I'd be happy to chat or meet up if you're evener down near Tampa.

What are the top 5 zip codes in El Paso, TX with the highest rental cash flow, lowest turnover/vacancies, lowest crime rates, great schools, and great employers for residential 2-4 unit single-family home neighborhoods? Class A neighborhoods.

Hey William, though I don't have all those datapoints you mentioned, I ran El Paso through my algorithm to find Class A neighborhoods based on what you mentioned.

Try checking out the bluer areas on this map:

Hey! I am a new investor looking to zero in on a neighborhood/area to target my deals. Where in Tulsa is a hot spot for flips?

Hey Amor, are you in Tulsa? If so, definitely drive around to see what the neighborhoods look like.
I ran Tulsa through my algorithm...maybe start with the bluer areas.

Quote from @Dylan H.:

Hello BP

Looking at a few markets to get started in, including Baltimore, Cleveland, and Memphis. Pros cons to each? Any personal experience or advice?

Any advice or recommendations? Ideally, as an OOS investor I'd like to get to know a few turnkey providers and really see if they fit my investment criteria, communication style, etc. Is there a company out there that works with the investor from start to finish?

Hey Dylan, I'm not sure about specific companies, but as far as those cities go, I just ran them through my comparison algorithm, and honestly they all seem pretty neck-and-neck.
Memphis seems to be growing more than the others, probably the safest buy.. Cleveland seems to be a riskier buy but could give more reward. Baltimore is somewhere in the middle.
Getting in the right area/neighborhoods in whichever one you choose will likely be key.

hey @Bailey Clay, welcome to Tampa Bay!

I recently moved here too and am happy to connect.

Definitely check out Lakeland. If you can get close to downtown Tampa, do it, just be aware of elevation levels, water levels, flood zones, etc. My next investments will likely be closer to Lutz or Lakeland.

St Pete is great, and more popular...I just don't like how its basically all a flood zone 😬

Good luck!

Hey @Account Closed , I know the feeling...I left California several years ago searching for east coast investments. And I"m from SoCal so the lack of water hits home!

I ran the bigger cities you mentioned through some data I've been gathering, and they came out in this order, prioritizing rentals :)
Let's jump on a call if you'd like to dive into the others...they're different since they're smaller areas.
Hope it helps!

Hey @William Hinsche, if it were me, based on your criteria, I'd look at these darker blue areas, which looks like the NorthEast, NorthWest, and SouthWest from downtown.

Good luck!

Hey @William Hinsche, if it were me, based on your criteria I'd start looking at these areas that are darker blue, which seems to skew North, East, and SouthWest of downtown.

Good luck!
