Post: Tenant moving out late

@Ebi Amiri Since she left and you did not mention any new tenants waiting outside for her to move out, I would just let it go. It does not sound like you experience any financial losses for just a half day more of tenancy. Perhaps with the next tenant email them in advance to schedule a walk through and it will serve as a reminder of the move out date. You can also remind them of the move out date and request their new address to mail them their security deposit.

@Justin Woodworth. If the tenant is satisfied with the unit and paying on time, I would keep him or her. The small rent increase will be wiped out with the cost of the renovations and the lost rent. You could also end up having to go to court to get them out which would increase your costs further. I would leave it alone and only make necessary repairs such as repairing a leaky faucet. Once the tenants decide to leave I would then renovate the unit and find new tenants.

In my opinion it would not make financial sense to renovate the unit and kick out the current tenants for such a small increase in rent.

@Chan K. Go on your town’s website and read the building codes. It will let you know what requires a permit. It is likely that a neighbor reported you or they saw the old sheet rock outside. You have to be careful about you dispose of it.

Since a permit was likely required, I would call back and apologize and ask what you can do to fix it. Tell him you were unaware of the requirements.

@Idan Narotzki. I would probably file for eviction only to be sure that they actually leave. My concern would be that they can’t come up with a security deposit and first months rent for another rental this month and stay past a month in your unit. The fact that there late last month shows that they have money problems so they probably can’t afford the moving costs right away. Then you will lose another month’s rent.

@Julianne Croegaert. I would delay the closing until she moves out. Accidents can take time to recover from so it could be the same situation in four weeks. The pressure of wanting to close should be enough to get her to hire movers if she truly wants to sell.

@Spencer Hoogveld. You made a mistake in replacing the stove. You should of just told her that she rented the unit in its current condition and you are not planning on making any upgrades at this time. Since you already did that though I would just let her know that you will not be making any additional upgrades at this time. If she persists you can let her know that you want her to be happy and that if she is not happy there that you will let her out of her lease without charging her any lease termination fees if she vacates the unit by the end of the month. She will either move out or deal with it.

If she decides to stay just respond to each request with the same message that you will not be making any additional upgrades at this time. Only respond if there is an actual repair such as a leaky toilet. And wait a day or two to respond to her messages when they are about upgrades. She will get the message that you are not going to upgrade anything for her.

She already signed the lease so you can’t change the terms now. If her behavior improves before it is time to renew it then renew it. If not serve her with the proper notice before the lease terminates that you will not be renewing it.

@Alan Brown. If you want to keep the tenant you need to change your homeowners insurance to a policy which covers pit bulls. There are companies which do insure pit bulls. Otherwise you will be personally sued if something happens and on the hook for any damages. You should also require the tenant to obtain renters insurance which covers pit bulls as well and require her to give you proof of the insurance. This will be a secondary protection.

Just because she is pregnant is not a good enough reason to keep her in my opinion. She is a liar and I would be hesitant to keep a liar in my property. If you want to keep her anyways though be sure to cover yourself with the proper insurance.

@Ronesha Fisher. I would select another applicant. I think that with that many in a small unit there is likely to be a lot of wear and tear to your property. I would thank the tenant for her application when she follows up with you and let her know that you have selected another applicant.

@Nik Moushon I am not familiar with irrigation systems but if I had a property with one I would not trust a tenant to maintain it. If you live nearby I would stop by and do it yourself. If not I would hire a lawn company or a handyman to do it.
