So my county takes action after 3yrs not paid so I pulled my list 2 years late. I then scrubbed my list into categories, I paid a person from Craigslist to do this. I then mailed to everybody on the list regardless of amount owed but I would send a different letter depending on the category. Land, MH, SFR, or Commercial. These mailings are responded to much better than any list I get from listsource. This worked for me, if you need any help PM me.

Great goals! Welcome to BiggerPockets. Check out the podcast. Find your niche and locate someone to serve that is doing what you want to do.
I have had a landlord do something that may or may not be legal but it works. When I came to see the rental he asked if we (him and I) could go to my current place of living so he could see how I keep that place before renting to me. He came in and asked to use a bathroom... almost every bathroom passes some rooms and give him the chance to look around. Again this could be illegal but it works!

I agree with Natalie Kolodij if it is not a deal a wholesale is dead. I love hearing you have contracts that means you can talk on the phone and actually make it to an agreement. With that said this is what I would do. First spend 17.99 and buy the audiobook Grant Cardone 10x Rule. Second call up 5 real estate agents that have a lot of houses listed around neighborhoods in the areas you keep contracting and just talk to them, tell them your an investor, tell them your finding deals, have a REAL conversation and build a relationship. Then ask them if you can GIVE them any deals that don't fit your criteria to list. Make sure you don't ask for concessions or favors. They will be confused by this (so will all the BPers). Continue marketing and taking calls. Go out of your way this week to provide a service to those agents. Give Give Give. Every "deal" that doesn't sell right away give to the agents. This is so much better than win-win. After a week or two of this you should be done with the 10x Rule, now buy the The Go-Giver by Bob Burg. After you finish that book buy another one! If you want to be moral and ethical as a wholesaler listen to the Bible by Jesus Christ. Be Amazing!
