Baseboard with unit-stats. Sizing for rooms is square footage times 10 divided by input voltage. 10x10 room 100sqft x 10 = 1000 watts of heat needed Each foot of baseboard heat gives 250 watts. 4' x 250 watts = 1000 watts I would buy Cadet Heaters or King. If you need help with anything just ask.

David Faulkner Eric F. David I have to confess something I did lie on the mailings I sent out. I did not buy with CASH I bought with a cashiers check from my bank. Maybe I should change my wording to As-Is for CASHIERS CHECK. Good thing it's Sunday I should repent for this. Eric! I am very grateful for your input each time you gave it. I did take your advice a few comments ago and call EVERYONE who called me and they didn't result in a purchase (with a cashiers check). However this sale did result in me using Yellow Letters and List Source to send out 1000 letters. I will always follow up like you said on everyone.

Brent Coombs I did close on the purchase and I paid all the closing costs, unpaid taxes, unpaid city fees. I closed two days before I sold it. I split the closing costs on the second sale. The end buyer will stand to make a great profit I understand that.

David Faulkner You are missing something. I called the Real Estate Commission Board in my state and asked what my rights were before I acted. Everything I did was legal! Get your facts straight before you type!

David Faulkner I did buy ALL CASH! And yes I do have cash. And if I assign the contract the end buyer will be cash. Is what I'm doing unethical? Are you offended by my actions? The seller was happy, my end buyer was happy, I'm happy. What's the problem?

I guess it's fitting to give an update for all those who contributed to this conversation. I ended up listing the property on Zillow and on Craigslist. I re-listed on Craigslist 4 times per day with different wording and different display pictures to catch the most people. It was on Zillow for 3 days and received over 400 views and 5 saves. At the end of the 3rd day a buyer called and got it under contract for $26,500.00 I agreed to split the closing costs After closing costs on both sales: $9,348.60 Thank you all for your input.

Claire Trammell Your amazing! Thank you for the response I will definitely take your advice. I agree since the Mail that I sent was responded to after the fifth mailing. I'm just excited about putting more money into this and seeing how far I can take it. :-)

Alright here's the quick and Dirty. I did my first wholesale deal and made $9348.60 I want to 10 X my business and go straight to investing all of that money back into marketing. Is this crazy a good idea or bad idea I need some input. This deal was first constructed by driving for dollars and sending out letters by hand. I sent out five letters to this person and three months later he excepted the offer. If I wanted to reinvest all of this money is it better to send out all on one mailing or do several mailings to the same list? All advice at this point would be amazing thank you

I went to my tax office and asked for it. The first 100 pages were free each page after that was 6 cents. It's public records but in Idaho they state that you will not use it for mailing lists and you have to sign an agreement saying you won't. Make sure you ask for delinquent beyond 2 yrs or whatever is closest in your state to tax sales. My state repos at 3yrs no payment. Because I had to sign the paper they will ask why you want it. I just said I'm getting prepared to purchase the upcoming delinquent property and want to do my due diligence.
