Is there like a site where I can sell deeds and notes? Un seasoned and seasoned notes. I know alot of people prefer 6 months or more season but what if I had some new notes? commercial and residential. Where can I get them off?

no need to lock up the deal, I'm already doing business with you on the deal so it is yours. and they want to lock up your business for 6 months or a year. No I will not sign that. You get deals from all different sources and if another realtor brings me a deal, I am working with that realtor on that deal. simple you know

lol, I know thats right.. but hell I use someone access for the mls and i can talk to the listing agents and make offers, I am managing my own projects and I don't wanna.. I don't mind sharing. Good help is just so hard now a days I guess..

I am looking for a solid go getting realtor. why is it so hard to find? why do you need to sign exclusively to one realtor and half the time the realtor won't even fight to get you the deal. Or they don't wanna work when you need them. They want you to deal with only them but they hold you up because they have multiple clients. do this make sense to any other investor? Oh and lets not forget that they don't even know real estate for real. I had one ask me what was an ARV.. I am not signing any exclusive rights form until an agent proves themselves first... I am just venting I think, but then get mad when you don't need them cause I can make the offers myself. I can search for my own deals via the mls and talk with the listing agent myself. Don't you want to get paid? oh I know you realtors must be stinking rich already huh? get with the program...

yeah and if I show my bank statements and its way more than what I am offering, then they know I can pay more. at least that is what my realtor said. so she said make each offer for the amount of the purchase price for each particular property. If they are over listing and I apply 65% - the rehab and they know I have say 200k in my account, they know i can afford to pay lets say 87k instead of my offer

I send the POF from the hard money lender, but they won't consider it a cash offer. why? and how am i to make all cash offer.?

I have an owner financing deal on the table. I want to know how would I go about getting the down payment and closing cost which is roughly 15,000. Do I go hard money or should I seek out private money?
