I was just wondering, can I do anything cause this seller backed out the deal at the last moment. we were going to close tomorrow and they backed out cause they found out they was not receiving any proceed because of mo health net taking money for work being done on the house. I had an end buyer to lease to own it from me as soon as I closed. she was depending on me and now she is going to be left out because of it. she needs a place to stay. So is there anything I can do about this

Okay, so I have a deal in the making (buy and hold) and was thinking of using Hard money. Its only $24k and no rehab, or should I go with private money for a while? but then again I do not have any private money lenders, so I would need to find some lenders who wanna make some money first. anyways, I just moved to Missouri but in Texas I got my p&s contract off the trec website for free. Is there a site to get the Missouri standard contracts for free? and another thing, I have reached out to several realtors here off zillow and they do not seem to want to work with investors, where are the Missouri realtors that want to make some money? And do you all have any recommendations on good title companies to work with?  Like where are the private lenders, brokers, realtors, HMl, escrow officers in saint louis? Its like no one wanna make any money, Is real estate dead here. WTF? seriously

I started my LLC in Texas and now I just moved to Missouri a week ago, so how do I apply for foreign entity and how much would it cost? or can I just start buying property in my LLC name?
