I am in new to Texas, in the DFW and I have the first house under contract. I just opened escrow and paid my option fee. I am looking for advice because I am new and don't Really know the people I need to know yet. So how can I go about finding a jv partner for a 50/50 split, or do I find a private investor and give double digit returns? Where are all the Experienced Texas investors? can anyone throw out some names of reference. I ALREADY HAVE THE DEAL LOCKED UP looking for what is next

Do private investors really exist? and where and how do you find them? I look for private individuals but all I find are private lending companies which act as HML.

Kevin, I agree. And that is also why I say there is NO competition. Too many slumlords and when you have decent people who take pride in their property, their work, and or the neighborhood there is really no comp.. But I know about Fort Wayne. We have performed there and all over Indiana.. Have you seen or heard of Black 300, or Ruka Puff? Anyways, maybe we can link up and do some things together there, I would need to file for a foreign Entity first though.

See that is where we differ. I agree with you and I don't. Only because 1) I come from that type of area and 2) people have to live there also, so why not help them and help yourself at the same time? I personally love the hood, the houses are cheap and there is not a lot of competition because most investors or either too fancy or scared to go there. But not me lol.. People live everywhere. Always remember that one.. and it is not as bad as the gurus, mentors, or other investors might think. I just make posts to get people talking about a subject. but seriously I LOVE ADDING VALUE TO A SO CALLED BAD NEIGHBORHOOD and my properties stay in good shape

Raina is on point. I just want to add, stay INVESTOR FRIENDLY. There's a lot of investors that you can eat off of. Don't be afraid to work and you should be fine. I am not an agent, so I am looking from an investor point of view.

You remembered correctly, I use 10% for vacancy, taxes, and about 5% for maintenance.. What is it like in San Antonia? Maybe we can partner up when I come that way.
