Congrats on your purchase! Might be a good idea to work with a local real estate agent that knows the city well. Columbus Neighborhoods https://columbusneighborhoods.... has history and info on many of our neighborhoods if that's helpful to you .. Best of luck in your research!

Thank you Amanda. My real estate agent is @Remington Lyman and he's based in Columbus (he also got me my first property). I'll definitely use ColumbusNeighborhoods during my research. Looking through the site, it does have a myriad of useful information. Extremely valuable, thank you.

You're welcome! Sounds like you are in good hands! ðŸ˜Š Best of luck with your research and future investments!

I dont think Columbus has any secrets honestly, at least real estate wise...  all data is public, having an auditor and recorder that has everything digitized is nice. Probably the only secret for landlording is knowing what areas tenants dislike and what areas they want to be in, so you can forecast what kind of tenant base you may deal with, and you get that just from running rentals locally.

restaurant wise there are a few secrets though..  like in terms of food not strip clubs,  hahah

Private Dancer has the best food

 That's good insider knowledge 😂

I don't quite know what the damage is but there might be some in the basement and I am remote. I was trying to get ballpark numbers for termite remediation for a side by side duplex property totaling around 1600 sqft.

The only way to know is to have a terminator inspect it and give you a quote. It could be minor or extensive damage depending on how long they've been active. Best of luck to you!

Hi Nick! 11 acres in Hilliard, wow, that's awesome! While I haven't been involved in converting land to ag status, I worked on a couple of "urban" farms before getting into real estate so I may have some helpful suggestions ..  I'll message you directly. :)

Most people here use a third-party company to sub-meter the water. Two that I'm aware of are Guardian and Spectrum. We use Spectrum for our rentals. There's still some upfront cost but much less than installing a new meter!

I think there are great opportunities all around the city. We live in SE CBus and manage our own rentals, so we focus our investing on SE side too. We own one duplex now in 43207 (Reeb-Hosack) & would buy more if the deal was right!

@Mitchell Toney COIN meets monthly, 2nd Tuesday evening every month. Our meetings used to be in person but we've switched to Zoom for now. We are discussing some potential "hybrid" options but not sure yet if there will be any changes in the near future to the current monthly Zoom format .. I can update this post if there is (we're discussing this week). Thanks for connecting!

@Jimmy Lieu Thanks for also connecting! Another great local resource is the Facebook group called The CREAM .. it's super active online but I think they've only had one or two in-person events prior to COVID.

Nice to connect with you both, feel free to reach out directly & I look forward to meeting in person someday!
