I usually send people who are new to Columbus the Columbus Relocation Guide - it has around 100 pages of helpful info for people who have moved here... the housing and neighborhoods section begins on page 30. 

There are a handful of investor networking groups that may be helpful to you - my favorite is the Central Ohio Investor Network (COIN), which meets monthly. You can sign up to be emailed with meeting notices here. Our next meeting in Tuesday the 19th.

@Robert Ellis There's around 80 on the directory. I would guess around 40-50 people come every month.

Hi @Robert Ellis - I have! I've been going since maybe the 3rd meeting or so. It's been a great group so far and it seems like it'll outgrow the current space quickly. Good networking and education and one of the best parts is that no one is trying to sell something like at COREE meetings. :) There's probably 4 or 5 agents that go, at least one attorney, some lenders and contractors, and of course a lot of investors and soon-to-be investors etc... a good mix overall!

Are you interested in connecting with Realtors and others in the industry as well? If so, I'd suggest checking out the Real Estate Area Associations, there's one for every area of central Ohio. There aren't many contractors in either association that I'm a member so you'd likely make good connections wherever you go. There are many other real estate and investor groups out there as well. 

Contractors are in short supply here so I'm sure if your work is good, you will be very successful!

Hi Jon, Congrats on your inheritance! 

In the past year, 2-br/1-ba homes have sold in northeast Eastmoor (north of Main, east of James) for an average sale price around $50k whereas 3-br/2-ba properties have sold for an average of around $95k. Based on that quick data it does appear that you'll get back your renovation cost in increased property value. 

In regards to rent potential, I think it is unlikely that the renovation will increase the rent by $500/mo. A brief look at current single-family rentals in the area show that there are 5 homes right now for rent. Four are 3-br/1-ba and the fifth is a 3-br/2-ba. The 3-br/1-ba's are currently asking between $900-$1100/mo and the 3-br/2-ba is asking $1000/mo.

Have you considered finishing the attic into a bedroom but not installing the 2nd bathroom? That would keep your renovation costs lower but you'd still be able to offer the 3rd bedroom ... My experience is that more renters do want a 3rd bedroom, and of course they'd like a 2nd full bathroom but I'm not sure you'd be able to increase rent enough to cover your construction costs. 

My opinion is that it depends on your exit strategy. If you think you might sell in the near future, consider the bath, but if you're planning to hold indefinitely, I'm not sure you'd be able to recoup the cost as quickly as you may like...

@Jonathan Yeung The title of your post says Columbus but the message says Cleveland! I know there's people in both cities that are active here...
