Hello @Alex Wehri & @Scott Griffin! You definitely found the right site for advice on getting started, my husband & I are still learning invaluable info from the podcasts, and I love to keep up with the local "news" via the Keyword Alerts. We're still new to investing in CBus too; bought our first 4-plex in 2014 and now looking for our next deal. Best of luck to you both on your first property!

We live in the southeast part of the city and have a rental in Olde Towne East (and would like more in that neighborhood). There a quite a few people rehabbing old homes and multifamilies in that area, and also new restaurants & businesses coming in. From what I read, it does sound like Franklinton is growing a bit more quickly that OTE but I honestly don't spend much time in there to have a feel for it.. we tend to focus on the southeast part of the city since it's close to home. Merion Village is great (I lived on Frebis for 2 years), if you can find a good deal but most of what I see for sale there has already been renovated. We spent some time recently driving around the area east of German Village & south of Main because we've seen some cheap homes for sale; it really changes from one street & block the next- some are decent & some look like they need so much work it would take a lot of investment to turn it around. I'd definitely suggest getting to know the specific location before closing on a deal!
