I like mentor ship programs but I am also against paying $20-30K to work with just one mentor.

I ave paid around $10K for programs from Michael Blank, Rod Khleif, Think Multifamily, Tom Wheelwright and many more. I learned form books, podcasts and some of these programs plus conferences. I continue to invest in my education but I don't want to be tied with one group or one mentor.

@Twana Rasoul Then I don't see this being a good investment. I don't like to get emotional @ investments. I live in SF bay area (one of the most expensive markets) and I don't invest in California. I am not emotional @ bay area or any of the CA markets or properties. Appreciation is speculative and I don't think anyone can predict that when they are ready to sell, property prices would have gone up. I have seen many investors here in bay area lose their shirts during 2009 crash when they were over leveraged.

 Do you need the money now or later? Are you 100% sure that when you decide to sell the San Diego property, it would have appreciated? I am not sure if you mentioned but would you be occupying one unit and not pay rent to yourself? If you are house hacking and your P&I plus repair is covered by other tenants, this may be a good deal.

 Working with a Turnkey Provider can be a great way to earn passive income.

I always suggest making sure they are a REAL Provider. They should own the property first, renovate it, sell it to you with a tenant in place, and do all of the management in house. The only third party involved should be your home inspection. They should not push you off on some management company after closing.

Personally, I have seen conflict of interest so I don't keep PM with the TKP. I prefer to have third-party PM which is chosen by me.

 Has to be Houston. It does matter where the property is.

Thanks. All of Atlanta is fine. I have solid team in B'ham and couple of TKPs so not looking for anyone in that area.
