@Chris Harrington you can’t go wrong with Texas. Highest inbound migration in last 10 yrs and business friendly state. Most of the people who moved out of Cali moved to Dallas or Austin.

@Nathan Shankles you can buy and hen transfer the deed to LLC. Every lender will have due on sale clause but it's not a sale and if you pay mortgage on time, they won't go after you. Lenders have too many delinquent borrowers to go after. I have done this multiple times and this was the advice I have received from my CPA, attorney and PM.

I started with Milwaukee and Quad-cities area in Iowa. I sold everything there and I am mostly in Atlanta, GA and Birmingham, AL. I have built teams in others markets like Memphis, Little Rock, Oklahoma City, Huntsville but haven't invested there.

@Kameron Holloway definitely out of state if you are looking for cash flow. If you are into appreciating and have stomach for some gambling invest in Bay Area. I live in Bay Area since 2005 but yet to invest here.

@Payton Reid of course you will be able to go bigger and faster by using leverage. On the flip side, you don’t have to worry about mortgage expense when you bought with cash.
