No. I ended up selling that particular property.

@Tyler D'Alessandro I have been living in Bay Area for 15 years and have never invested here. My primary house is what I want to enjoy in a nice neighborhood and school district.

Right now, houses are gone within less than a week of listing in East Bay and all of these houses are more than $1M. These houses are already 20% above 2006 peak.

@Forrest Faulconer this pandemic has forced everyone to work from home and kids taking online classes. I live in an area where smallest SFR starts at $1M. Before, we were not worried about our current house but all four of us needing space for virtual meetings is forcing us to buy a little larger home.

Market is so crazy that any property doesn’t sit on the market for more than a week. We are going to wait a little longer before making a move. I do like h th e idea of rehabbing a distressed property.

I have been leveraging this strategy to stash my fund. It's also Savings account on Steroids as your return would be much higher than Savings account.

Insurance has front-loaded fees like mortgage. This cost keeps reducing over the years and after about 5-6 years, there should be minimal to no cost.

I have couple deals in which I am under contract. One since April and other since last year. Still not closed....keeping my fingers crossed.

@Dustin Tran I loved DFW market but 1-4 units don't work in the market and it wouldn't meet 1% rule. Even if it meets the 1% rule, property taxes and the tenant pool in that area won't make you any money. I owned couple of properties and sold them late last year. I am also in Bay Area so PM me if you need any help.

@Lenza M. I don’t think it’s a scam but I wouldn’t be comfortable with dealing with anyone who asks me to go through videos of the property and videos of shows to may be increase view count of the show and properties on Youtube or wherever.

Even a smallest turnkey provider would be able to share tax numbers and may be an excel with numbers.

@Jasraj Singh I only invest OOS because I am based out of SF Bay Area. Building a team is very important.
