I think it is worth it. I am hoping some expert lenders would chime in as they may know this better.

Also, if you want to protect the properties better than you should put them in separate LLCs.

I would put them both under one LLC and then get a commercial loan. Once you get your first commercial loan, it becomes easier to get next loan. Good Luck!

Interesting. Didn't know about it. Is this kind of loan available in all the states and can a first timer take advantage of it?

For 5 or more properties, the rate looks to be good. That's the same rate I am getting for a 9-unit I am closing next month.

You may be able to get lower rate on a four-plex or smaller properties as you will be able to go with Fannie/Freddie. This is what I learned while trying to acquire my first commercial property (anything above 4 units). For a commercial property, if you want better rate (if u want to go with Fannie/Freddie), mortgage has to be over $750K.

Thanks J. Martin for letting me know. I will definitely reach out to Anna, Ryder and Chris. I was just planning to see who all are in tri-valley area. I have a small REI group here in tri-valley and members from my group will be coming so it would be good for them to hang out with other investors.
