@Matthew McNeil this is a requirement for most of the PMs I have dealt with.

@NIcholas Hamel I/O HELOC are similar to credit card. You pay interest in the amount you borrow and you can start adding principal payment to it every month without being tied.

@Jason V. Good home inspector and a contractor should help with through inspection. I will also check with insurance agent in the area db what kind of issues or claims they may have seen on this kind of properties.

@Shivam Kashan it it's condo, sell and invest in a duplex or four plex. HOA is too high for a $100K condo. Also don't refinance for lower rates if you have already paid interest for more than 3 yrs.

@Matt Heidenfelder if you find properties giving 10% COCR, please let me know. I just sold two properties in Arlington which were supposed to give 10% COCR. After going through replacing appliances, floor, water heater etc. I barely made 5%. DFW market has already gone up significantly so run when you see 10% COC.
