Wholesaling: Determining the ARV

I have read tons of posts and blogs bout wholesaling and i'm trying to gain as much knowledge as i can before I secure my first deal but I also don't want to be in the same position i am now a month or two later.

But since I'm a newbie one of my major concerns is the ARV and how i can be as accurate as possible without having a background in rehabbing. I want to be successful and I know the quickest way to get a bad rep is to give a terrible estimates on the rehab of any deal i get under contract.

I hope i can find a wholesale mentor in my area that wouldn't mind steering in the right direction, but i also know i have to be of some value for a person to lend me their time and knowledge.

You guys input on this topic would be greatly appreciated!

Rember @Marques Barton , don't expect a mentor unless you have something to offer them.  Usually time, or money or both.  Ask what you can do for them.  Find some BP members close to you (search for your city in the little white box above) and PM them.  Ask them to lunch, and be ready to help them in some way in exchange for the mentoring relationship.

That's what I did.  And it's worked out well.  I'm being mentored by a couple of BP folks, and still haven't done a deal.  But I know how to make the numbers work, and I've created a lead generation foundation that I can build on as long as I'm in RE.
