You received a ton of advice here. The main idea is to process everything and apply it to your personal situation. I always advice people starting out to look at a few factors when deciding what type of RE investing to do:

1) how strong is your "Why"? (read Simon Sinek book to learn more)

2) how much time you have/can spend on RE investing

3) what type of skills do you have or like to acquire that will help you with your RE investing

Evaluate the answers to these three important questions to decide on the next steps. Also read up the following article:

Finding apartment complexes is a long process, especially if you want to find a good deal. You need to ensure you know how to underwrite such projects fast and efficient to be able to jump on an opportunity in a timely manner. You should also start building your team now before you find anything to be ready to take it on. What I'm referring to is such professionals as property manager, insurance and loan broker, attorney, accountant and etc.

While you presented viable options, I agree with @Mark F. - if there is a way for you to buy this property for yourself and get FHA, go for it! Alternatively, come back to your options.

The opportunities are out there, but you have to be patient! If you want to start from scratch, you will have to go through a lot of hoops (permits, licenses, certifications, etc...). To find an existing business for sale will also take time, although it is possible.

Finding investors for your deals takes time, consistency and also tenacity. Start before you have any deals and build relationships with your potential investors. This will ensure that when you have deals (and presumably experience), they will be comfortable to invest with you.

Congrats on working hard and achieving such phenomenal results at early age! 

I would refrain from posting the amount of money you earn on a social media platform!

In terms of passive investing, while syndications, lending, etc are all passive, the main goal should be to build a well diversified portfolio. 

You should also look into FIRE movement. I think you'll find a lot of things that will resonate with you in their approach.

Consider it for what it's worth: coaching may escalate your progress however by the same token you can potentially find more experienced investors partner with them via JV, offer to be boots on the ground (the assumption is of course that the property is going to be in Houston MSA) and gain the experience this way.
