Private Investing Questions

I just have a few questions about getting financed by private investors. Also I'm planning on using the BRRRR method for more context.

1. When should I ask the private investor for money? Before I find a deal? After I find what looks like a good deal, but before I make an offer? Or after i make an offer?

2. Do private investors typically pay for rehab? And do they give you the rehab money at the same time as the cost of the house? 

3. Can you have 2 different private investors each give you half for a project for example?

4. Are there any laws or regulations on private investing to know about?

5. Any good resources to find private investors?

I would love some good feedback on this, I’ve been having trouble understanding all the fine details about private investing for whatever reason. Thanks!

Hey Nick,

One of the best things about private money is it's versatility because there are no guidelines - it depends on the individual. 

But there are certain things you can do to make it more likely you'll get money from a private money lender: 

  • Go to networking events & be known as a legitimate investor. 
  • Do a few deals with your own money or private money.
  • Partner with a more experienced investor to get access to their private money lender.
