I'm sure you've all seen the "new year, new you" posts. Well, we want to move away from that and talk more about last year! Join us this month for a discussion with Shawn Bowen and some of the people he helped get into wholesaling in 2021. Learn what commitments they all made to their business last year to get one step closer to financial freedom. In addition, Shawn will give a brief overview of wholesaling and answer any questions you may have. This will be a great networking opportunity for anyone that has been wholesaling for a while or is still looking for their first deal!

Shawn has been working in the Hampton Roads real estate market for ten years as a contractor, with an auctioneer, and as a wholesaler. He has tons of knowledge and you don't want to miss this presentation!

Erik, please let us know how it goes and if you get anywhere with the Vendee program.  I think I might have started this thread a couple of years back and am in VB as well, so interested to see if its getting any footing.

Sounds like some have had success with it, so I guess I gotta get back on the hunt for them. Seems like I'm starting to see some more foreclosures pop off, so will hopefully be some more VA Vendee opportunities along with them.

Hey Jarvis! Glad to hear you are looking into House Hacking and the REI. I really think House Hacking is like the gateway drug into REI, so you are on the right path. It is a low-cash and low-risk way for the average Joe to pick up properties with a repeatable model. Norfolk is actually a great area to do it in since there are a decent number of 2 to 4 plexes available. I think saving up your money and getting educated on the REI world is a great pathway, so keep it up and good luck. There are also some great Investor meetups in the area like TRIG that Patti mentioned above. Me and another local investor do a group called Hopportunity on a little smaller scale where we disccuss REI over some craft beer. Either way, the more you can learn and network in REI the better position you can put yourself in to buy and invest right.
 My team and I specialize in House Hacking so if you ever want to hop on the phone or meet up for coffee just let me know.

Hey All in the Area..  This State of the Region Address is Awesome.  We have an ODU Econ Proffesor Jay Walker sharing the state of the Hampton Roads Region (Virginia Beach, Norfolk, Chesapeake, Hampton, Portsmouth, Suffolk, Newport News, Yorktown, Williamsburg) and give some projections of what to expect in 2022.  The ODU Econ department works around the calendar compiling this information and Jay is going to share it with us with a Real Estate Spin.  They gather this info all year, so if you do Real Estate or Business in the 757 then you should attend.  Its one of our biggest events of the year so you don't want to miss it.  Oh yah... and its free!

It all started FOUR years ago with a man, a plan, and a beer. A lot has changed since that first meeting at Commonwealth Brewery. AND we get to celebrate in person this year with that man, that plan, and PLENTY of beer! Join us on Tuesday, October 26th at 7 pm to hear from Jay Walker, Ph.D. He's an Assistant Professor of Economics and Old Dominion University and he helps put together the State of the Region Report every year. He spoke to us last October and it was definitely one of our best meetings! We're so excited he agreed to come back and we can't wait to talk to him about our unique area. If you have any questions for Jay ahead of time, write them here so you don't forget! We can't believe it's been four years already. Thank you all so much. We could not have continued this without you. We really appreciate everyone that comes to the meetings (or watches them online now) and we're looking forward to the time when we can all get together again to drink a beer and talk real estate! There are so many possibilities using the Rehab loans and most people don't even know about them. Its a great way to transform your house to make it work for you and your goals with limited cash out of pocket in the deal. They now have VA-rehab loans, FHA-rehab loans, and Conventional-Rehab loans. Works with house hopping, house hacking, and even a long-term flip. We of course will dive into them a little further that night, but great opportunities for sure.
