Thanks for the response guys!  Its a lot of help getting multiple opinions on the multi-family management business.  Its  honestly not as readily available as the residential stuff.  I am trying to work up a contract right now, but will definitely get back to you with some follow up questions!

Does anybody have any wholesale deals in Virginia Beach or Norfolk. I've got a flipper I'm working with at a price range of around $100-$200K and were ready to roll. Also, I would love to get some connections with some whole sellers around here, so I can better feed my investors some deals.
Any feed back would be much appreciated!

My self and my company are looking into getting into managing 50+ unit apartments in the Virginia Beach/Norfolk area.  It would be a huge help if someone had some more resources like books or online courses to jump start more detailed education in the area.  We currently manage over 300 properties, but most of them are single family homes and smaller apartments.  We use Buildium software and have some pretty solid systems in place for what we do, but want to better understand some intricacies that will come with the large scale apartments.  

A couple key questions that would help me get started:   

- good books to read?

- What is the common range for management fees?

- Generally... does the management company pay for minor maintenance.
  *or is that something the management companies are expected to cover out of their Fee? 
  *do you need in-house maintenance?
 
- Do you need an in-house leasing agent 

- Shucks..... a general job description of what an owner would expect a management company to perform would be helpful.  

Thanks a head of time to anyone who responds.  I'm gonna really be doing my due diligence to make sure were ready to offer top notch service to any clients we work with, but just want to speed up the learning curve as much as possible with any expert guidance.

I just wanted to reach out to the BiggerPockets community to see if anyone in Virginia knows of any "Non-Warrantable Condo" lenders.  I have a client trying to sell a property in Virginia Beach town Center, but we have found out the columbus station is 60% rental and "non-warrantable".  Just trying to find some out of the box loan options so we can market to a broader group than cash only buyers.  Any help would be greatly appreciated.
