Creative financing for a newbie with no properties!

Hey guys! This is my first time posting in the forums so I'll try to make this short (and not sound stupid), Since this past summer I've been interested in the idea of REI. House hacking really seemed to catch my eye so that is the route I'm leaning towards. However, like many people, i don't have the capital to go out and put 20%- 30% down on a property. Plus I've been working on building my credit as well so i may be able to use an FHA loan. I'm wanting to get some insight as to how i could put myself out there to possibly work/chat with someone who has experience. I'm currently living in Southeastern Virginia (Norfolk area). I just ordered Josh's book on how to invest in real estate & waiting on Brandon's book now! Any advice on next steps would be very much appreciated! Thanks for reading.

Hi Jarvis. The Tidewater Real Estate Investor Club meeting topic for next Tues night is on lending.It would be a good place for you to get some good ideas. I have a RTO property available in Suffolk, VA. It requires $10K as an option fee, but if you have something close and you like it you could always make an offer. It's not one I own.
