Sabine, I kind of have to agree with you on this.  While I am absolutely looking from afar right now, I have been watching this area for a couple of years and as a city they seem to be making steps in the path of progression. I do think they are early with their progression, but while that means more risk that can mean more long-term rewards.  Be curious, if anyone else has updates in the last 12 months of what they are seeing! 

I still have not been able to find any agents or property managers in the area, so if anyone in this thread has found anyone please share!

Thanks for the info on choosing a PMC.  I honestly have done both and worked with both and agree you need to choose your agent and your PMC wisely. 
That being said I really am looking for someone in the Danville area who understands the market, understands investing, and who wants to hustle and grow their business. 

If anyone has contacts in that area I would greatly appreciate it!

Hey Bigger Pockets crew!
Im looking to potentially invest in Danville for me and my investor savy clients as another option to what we are doing in the Hampton Roads area of Virginia.  Primarily focused in residential buy-and-hold properties from single family to about 10 units.  I'm really looking either for an investor-friendly agent or even better an agent who also does property management.  I need someone who is going to have some boots-on-the-ground resources for smaller rehabs as well as a good understanding of the growth areas in that market.  If anyone has any areas in Danville to invest in or to stay away from that would be great as well. 

Any help in this regard would be much appreciated!

Hey Bigger Pockets crew!
I wanted to see if anyone had some good recommendations for HELOC lenders. Banks or actual lender contact would be great. Doing some shopping to get some more capital lined up for 2023 with hopes of flipping and doing some BRRRR deals. Figured a quick post might speed up my process and maybe benefit for others on here! I'm in Virginia Beach/Norfolk, but seems like a lot of these lenders can operate where ever. I have a good amount of equity in some of my rental properties and would love to leverage that first.

Goals: 
- HELOC lender that does Rental Properties 
- and/or HELOC lender that does primary loans at 90/10% LTV or higher.
 - not necessary, but if you know someone personally who is easy to work with and quick that would be awesome too!

Hey guys, Gonna Flip this thing a bit.  With the quickly changing market and the end of the year approaching, I want to focus on Positioning our Real Estate businesses and Leveraging our assets for success in 2023.  I think we have a lot of talented and successful RE Investors in this group and think a mastermind session will do a lot of good right now! 
The changing Market will provide plenty of obstacles and opportunities. I’m no genius with a perfect plan or a crystal ball to see the future, but I do think that as a team we can Collectively come together and hash out ideas and strategies to help each other find success in the months and to come.
