In theory couldn't wired cameras with visible wires simply be bypassed by cutting the wire? I don't really understand how that was her first choice in security camera in the era of Arlo/Ring cameras being readily available...

Very interesting to hear. Glad to hear there is plenty opportunity to invest up there. I've only ever been to Edinburgh, Stirling and Loch Lomond when I was last in Scotland but hope to visit the northern islands at some point. Hope all works out in your investing. All the best.

@Charles Stein I believe that "source of income" is a protected definition under MA state law so it may be considered discrimination... I would reach out to your attorney to be certain before offering any rent discount to anyone.

I would recommend researching this topic first before attempting to close on the deal or even reaching out to your IRA company. We have had buyers in the past purchase using their self directed IRA, but I know there may be a few steps needed before being able to even begin the buying process. All the best on your investing!

@Jeremy D., yes to my (albeit limited) knowledge on the topic, you can fund the purchase of property through your self directed IRA you just need to have the money in the IRA free for the purchase and have the property and rental income under your IRA. The title would technically be under your IRA as an entity as opposed to your own personal name.

Morning @Gabriela Huayhualla, I may be biased but Philadelphia is a great market to invest in right now. You wouldn't believe how many New Yorkers have been making the drive down here to purchase flips and SFRs at much better prices than you'll find in NYC. Many like to purchase and close remotely due to the simplicity of many deals we source. Definitely a lot closer for you to manage as opposed to Columbus, Ohio. Feel free to reach out if you'd like to discuss more. All the best on your future investments!

Morning @Stewart Esslemont, quite interested in hearing about REI across the pond. My mum originally hails from the UK and I am actually a dual citizen myself. Not sure what the rental market may be like on the Orkney Islands in particular but I would recommend looking into the possibility of doing a cash-out refinance and finding tenants to pay the mortgage off now that your appraised value should be higher after the work you have done to the home. To my knowledge, the islands up there are quite remote but are also quite a lovely place to live. I assume you'd be able to find some tenants if you worked at it. All the best in your investing journey! Let me know if I have REI completely wrong for the UK as I myself am only really familiar with the practices in the US.

Morning @Courtney Benson, it is definitely a seller's market here. New York money has definitely worked to pump the prices up in the area, especially for multis as they become harder and harder to find at good prices. My firm recently sold a triplex with structural damage in West Philly for $75k within an hour of putting it out for sale. I'll be interested to see how long this frantic market lasts or if it only continues as more New Yorkers move to Philly for lower costs of entry.
