PGA ready does not mean PGA will come play there, we can see they are finicky about playing places as they have dropped the TRUMP courses from their list of places to go. No more Pretty Bedminster in New Jersey for them.

How will the course attract the PGA to play there (???)

On the bleak side---Golf is a Boomer Game, Melinials typically do not value it--meaning maybe $65M down the hole. Had this been 1990 that would not have been an issue.

The value in these course is the ability to sell high end homes on the green next to them. They push the value of (basic) structures (vs true high end custom) up quite a bit in value, leading to a nice profit for the home course developer. Just being in the general area without being in a close in home, is typical not enough to push home prices much.

It will push what it touches, and a road or two in, especially if its a gated community.

I wouldn't write off golf as a purely boomer sport. While I really only go to Top Golf, many of the millennials and zoomers I know play almost every weekend.

@Dan Powers thanks for posting this.... I think this will likely be better for values in Upper Darby than in West Philly in the longer term.

@Buyan Thyagarajan I would check out the local group "Beware of the following Philly Contractors/ Construction workers!" on Facebook. The group is a general go to for anyone who has had a negative experience with shady contractors in the area. Would recommend posting your experience there.

@Matt Dixon Egress is only required in the basement if you plan on including the basement square footage as apart of the total square footage of the property. Additionally, you may only consider a bedroom in the basement as a bedroom if there is egress and a window. Many investors will finish the basement regardless of egress if the comps dictate finishing the basement. Good luck in all your investing!

@Forrest Hayashi you would likely need to wait for students looking to rent for the second semester. I'd keep in mind when the universities start their second semester and when you'll be closing on this deal. If you have rehab to do before renting I'd be cautious whether or not you'll be ready to rent out by that date, especially as most students may have already found housing for second semester by now up until mid December. That being said you could still look for non student tenants who are looking in that area.

I'm glad to see this thread taking off after posting a while back. I've always seen a lot more interest in Pottstown compared to Norristown. Personally I'd be more likely to pick up longer term rentals in Norristown and either flips or rentals in Pottstown, though I've heard of quite a few successful flips in Norristown when the acquisition price is just right.

@John Baker I just sold one in that area for $130k with a very deep basement (former garage) and new development around the block. It really does depend on the block and interior condition at the end of the day.

@John Baker absolutely. If you can get one for the right price, do a nice rehab without breaking the bank, refi and rent for a few years you'll likely make more reselling if you rehab again (adding bathrooms, finishing basement and adding HVAC) after renting it out for 5-10 years. ARV will be higher plus you'll already have the equity + rental income. I'm a big fan of the BRRR->Flip as a long term strategy for such areas.

I've noticed ARVs higher in 19146 (north of Tasker) than in 19145. Typically the ARVs will be higher in Gray's the closer you are to Washington/GFA and the further east you are toward 25th St.
