Wow Victoria excellently put! While I've always considered myself a market optimist overall, I understand why many may see a future of economic downturn. Since coming in to the Philly market, I have come to understand why the city has grown and will continue to grow so much. Couldn't have put it better myself. One cannot ever time the market, rather invest gradually through the ups and the downs.

Philly's low property taxes definitely make this city attractive to real estate investment right now. Definitely keep in mind the property transfer tax though, as many forget to factor that into closing costs.

@Jake Ashenfelter It all depends on what sort of money you’re trying to spend on your projects. Manayunk/Roxborough is a great area thus property values are higher. If you’re just looking to drop a lot on one place to rent out definitely stay in that area. The areas I mentioned are ones starting to appreciate overtime.

@Michael Marrero Sometimes its all about waiting for the right deal. Oftentimes it also depends on the strategy. Many properties are excellent to BRRR while others are best to simply be flipped. Keep your eye out though as I promise you will find the right property here. Patience is always a virtual in this field.

I would definitely pay attention to the Philly market. I may be biased living and working here but pay attention to the population growth, development and property evaluation. The pandemic may have slowed us down in the beginning but as of late the market has really started to pick right back up.

Hey @Jake Ashenfelter the Philly market is excellent right now. Many areas are appreciating all over the city. Personally, my firm has found a lot of success finding lucrative flips and rentals in North Philly (Strawberry Mansion/Brewerytown), Northeast Philly and West Philly. Additionally, we've had a lot of luck in Delaware county if you have a car to drive out there. This is a great time to get started investing in the Philadelphia market. Good luck to you!

In terms of which areas to look for attractive appreciation in the city, you'll have luck almost anywhere in the Northeast, North and West Philadelphia. Further luck to you in your Philly endeavors!

Hey Nicole, it depends on what your goals are. Are you looking for immediate ROI or long term rental growth? With time this area is likely to appreciate and could be worth more for you in the future if you hold out and rent it.
