Good and affordable areas to buy single family homes?

My goal is to buy my first single family house by the end of the year. I live in New York and ideally my first home should be here so I can manage it myself BUT properties in NY have gone up. Im not sure if now it’s a good time to buy or maybe I should wait, specially with this whole Covid-19 going on.

I heard Columbus, OH is a good place to buy. I’ve been doing my research and so far so good.

Does anyone know of a different state/area?
