Comping Multis in areas with few comparable multis to use can be quite tough. Often times you'll need to expand your horizons as to how far you look for other multis and even consider looking at duplexes and quadplexes if need be. All the best.

Typically wholesalers will tend to find you. Being on Bigger Pockets as well as joining facebook groups will help expose you to a number of off market deals and the wholesalers who can help to supply such deals. All the best

@Cris Mullen that's unfortunate I'm sorry to hear that. I think you may just need to bite the bullet in this situation and pay the tax on it then.

I would research the 1031 Exchange program. In essence you can defer your capital gains tax on the profit from your sale.

Hey @Jason Wilson, you'll definitely have a tough time finding the best deals on the MLS. My team sources our properties in the Philly area through a wide variety of different sources but most end up being FSBO off market. We haven't expanded out to Southern NJ just yet but if you're open to looking across the river, feel free to reach out! Good luck on your investing.
