Morning @Bryan Hartzog, investor friendly contractors can be tough to come by and most investors aren't willing to give theirs up. I would recommend doing an organic search utilizing facebook or craigslist to find a couple and then vet them and get bids from there. Good luck!

I think you've got a solid plan there. Offering a longer, more secure lease at a higher price may incentivize the tenants to go for it. Finding new tenants can be a headache, especially if you already have fine tenants in place willing to pay more in rent. Good luck!

Hey @Mason Moreland, my long term retirement goal is to start a small vineyard/winery when I'm done working. What would you say is the largest difficulty in vineyard management. Not looking to start a wine empire, more so just a late life passion project.

Morning @David Haynes, I think it all depends on the intended clientele. Families with children looking to go into town for the museums and Independence hall may be willing to stay at AirBnbs right outside of the city in Delco/Montco. Younger couples looking to come to the city for the wide variety of nightlife and restaurants would likely want to stay closer to Center City. South Philly may be a great option for such investors looking to go the Airbnb route as may the Fairmount area.

In terms of restrictions on AirBnbs in and around the city, I found this article quite helpful, though it was published back in 2018: https://billypenn.com/2018/06/...

Would love to hear more about any newer restrictions the city may have imposed since this article was published.

Welcome to Bigger Pockets @Rijul Chauhan! College Station/Bryan is a great market to be in (My sister and her SO both go to A&M and love the area). Keep learning as much as you can before making any investments but I'd definitely consider house hacking as a good starting point! Good luck in your investing!

Morning @Billy Dunning, I'm also a UK citizen from my mum's side. I've taken some interest in real estate investing in the UK as I know very little about it. Would love to learn more about it as I'm an agent here in the states and only really understand the US market. Have spoken in the past with an investor from Scotland about the market across the pond. My understanding is that it is somewhat similar to the US market with higher prices and a bit more governmental red tape to cross. Interested in the subject though. All the best!
