Tennessee and Mississippi are two very landlord-friendly states! There is no rent control in these states, and an eviction does not typically take longer than 30-45 days.

I hope you are doing well.

I work here in the city of Memphis, and I have never heard of the homebuilder company that you are speaking of. The price and the rent that they have placed on the property do seem very high to me, and I believe they will have a hard time with comparable sales in the area, and also a hard time finding a tenant that will want to pay that price in Frayser.

I believe that Memphis and Nashville will be great places to invest and will see great growth in the future! In large part due to a lot of corporations wanting to come to both cities. With no state income tax, many companies love to grow their companies here. Recent announcements with Ford in Memphis, and places such as Oracle, Facebook, and In-n-Out in Nashville. With all of the new opportunities in TN, I believe it is a great place to invest in!
