Memphis is a great market that you would be able to grow a little bit faster than a lot of other places due to the low starting prices of properties here in the city. Looking out of state and especially here in Memphis Real estate would offer you better returns and the option to grow faster if you wanted. Hey @Alan Phan

It is a great time to purchase if you are not wanting to compete against as many people as you were in 2021 when you bought your primary residency. Now is a great time to look into a market where the COC could be better than where you are from. Looking at Markets such as Memphis where 7-9% COC is still available could be a great opportunity because you also do not need as much upfront capital to make a purchase.

John is absolutely correct! Memphis is a great market to invest in if you are looking to invest out of state. There are many factors that play into this the first being the entry cost. With such a low entry cost compared to a lot of other places, you are able to grow your portfolio at a much higher rate. The other major upside to Memphis is that we see good cashflow and appreciation! I would be more than happy to discuss Memphis with you!

Hey @Matthijs Pol

That is not a typical area in Memphis that sees a lot of short or midterm rentals. Everything we have done in the past in Northaven has always been long-term. Most medical professionals that are working in the medical district are looking to stay downtown, midtown, central gardens, cooper young, or crosstown. It would be my recommendation to keep this as a long-term rental for that area of town.
