If you are interested in OOS investing I believe that Memphis is one of the best markets to start in. 

Memphis provides great cash flow and baseline appreciation tends to sit right at around 5% year on year! 

1) Memphis is still one of the highest-ranking cities in terms of cash flow! We are still seeing a majority of properties be cashflow positive from Day 1.

2) There is no state income tax in Tennessee!!

3) we are very landlord friendly and an eviction typically takes about 30 days if that were to occur.

Hey Casey! 

The first thing to do is identify the type of investment strategy that you would like to follow. Are you looking for something that will have the highest COC return on day one, or are you looking for something that might have a little bit less cash flow on day one but provide for a higher return in the future?

Once you have figured out which strategy you would like to follow I think it is best to then pick the market you would like to invest in. There are many markets in the South East and Midwest that provide plenty of investment opportunities to investors. We personally invest in the Memphis Metropolitan Area. This is due to the good cash flow, stable appreciation, and how landlord-friendly both TN and MS are. 

The next step would be to look at reputable Turnkey companies and Property management companies in that area and find a team of Rockstars to help you invest out of state.

One of the most important things to decide when you are looking to start investing in Real estate is the location in which you want to invest. Often times it is more advantageous for someone to invest out of state due to the home prices where they are from. Investing out of state can lead to much higher cashflows, and the opportunity to grow your portfolio faster. I work with OOS investors every day to find incredible properties in the Memphis Metro area. I would be more than happy to speak with you about this!

Hey James, 

I hope you are doing well. What we see with our rental properties is that when they are priced too high is when they typically sit on the market for an extended period of time. We do not typically provide any appliances except for a dishwasher and a vent-a-hood. Providing other appliances may help you get a tenant but, then you will have to take care of all the maintenance and repairs on those items. I would be more than happy to talk with you about the property!

Memphis is a great city to invest in for all 3 reasons that you are asking about!

Purchasing out of state is a great way to grow your portfolio faster than where you currently live in most cases. A lot of people who live in CA or NY cannot grow their portfolio as fast as someone buying properties between 100-200k in places like Memphis. As long as you do your due diligence and select the right team to help you make the correct investment decisions it is a great strategy!
