Looking at out-of-state investment opportunities is a great way to obtain properties that will allow you to obtain more value out of your money. If you start looking in other markets you will quickly realize that your $450-500k could be used to grow your portfolio much faster. For example the average home price in a Market like Memphis, TN is around $150,000 and the average home price from what I can see in Long Island is around that $500,000 dollar mark. Investing out of state allows you to see many properties and investments that you otherwise would not have been exposed to. In my opinion, it is definitely worth looking out of state to begin your investment portfolio.

The turnkey model is one that works for a lot of people who are looking to invest in other places where their money can obtain more value in a place that is not where they are currently residing. 

One of the best places to look at is the Memphis Metropolitan area. This market is providing a great rent to the value currently that is not as obtainable in a lot of other markets around the world like where you are from in Hawaii. The Memphis metropolitan area is a market that has seen great cashflow, but also pretty stable appreciation over history as well.

I was born and raised here in the Memphis, Tn area. It is a great place to live, and an even better place to invest in my opinion. 

There are a few areas in Memphis that I believe offer great potential and value for investors that are looking for long-term hold plays here in the area. Some of these areas include Bartlett (38134,38135), Cordova (38016, 38018), Colonial Acres (38117), and Southwind (38125).
