I work for a turnkey company in Memphis, TN, and below is a list of the most FAQs that I receive on a daily basis.

1 - What market do we invest in?

2 - What property classes do we invest in?

3 - Average rents? 

4 - Average prices? 

5 - What are your management fees? 

6 - What are your vacancy rates and eviction rates?

7 - How long does it take you to find a tenant? 

8 - How do you screen tenants? 

9 - What guarantees do you offer on the work or in general?

10 - What are the average returns? 

These are just a few but all great questions to ask! 

Hey Jake, 

Welcome to BP a DSCR loan may be the best option for you. The lender will look at the asset itself and not your income. Another option to explore is finding a co-signer or partner who does have income and can help you qualify for a traditional loan. This can be a good way to leverage your down payment and investment acumen while still meeting lender requirements.

In any case, it's wise to thoroughly research and understand the terms and risks associated with any loan before committing. Best of luck with your investment journey!Happy to help with questions!

I think its a good property in a great area of Memphis. I wish it was a tad more East in Bartlett because then the better schools would kick in. I think the price is good, but rental comps seem a bit tight. 

I think it is a great deal for any investor even if you get a little below the 1% rule.

I would recommend Memphis! 

Memphis is a great market for many reasons, but three main things that Memphis has going for it are..

- Memphis has relatively affordable housing, and you may find properties within your budget.
- The city has a diverse economy, with sectors such as healthcare, transportation, and logistics.
- Memphis has a strong rental market, making it attractive for investors seeking cash flow.

With affordable prices and over 50% of the city being renters there is always opportunity in Memphis
