20 Year Old College Student Looking to Buy First Rental Property

Hello. My name is Jake. I am new to BiggerPockets and the forum. I am currently a student at UC Davis and am looking to buy my first investment property. I have no income as a student, but have money for a down payment. I want to invest into a turnkey single family rental property. Anybody have any advice for me? I need to figure out how to get debt on the property without any income.
