Hey! One thing is never give up. I'm 20years old, and I get paid 120$ a week. I use those 120$ to market. After 5 months of not quitting even though I wanted to, I got my first house under contract last Tuesday and I'm closing it on this Monday coming up. Don't give up!!! Make sure your numbers work! That's how you sell fast. My house that I had under contract sold quickly because I had solid numbers!! but be consistent and be patient.

I would call her soon. Today I made the call to see how thing were going. She then said not well since she might not get much money and does not have the time or wants to make the time to fix it. I then told her that I can take over the problem by buying the property. She then opened up that's when I told her I would like to take a quick look at the house on Thursday to make her an offer she then said yes and that she will confirm early that morning. 

I'm going to call a friend that know about construction to give me an estimate of how much it would cost to rehab. I will wholesale the property and I told the seller I usually find properties for my business partners (investors) and they would have to agree to make things go forward.

I will keep yall updated with details and hope to get it under contract.

Recap: after 3 months of trial and error, on the 4th-month calls started coming in. Sending out 700-800 yellow letters a month. First mail I got a rate of 2-4% response (working on absentee owners). 

A week and a half ago (5/18/17) I got a call from a lady that got my yellow letter telling me her house got on fire and that she made a claim to the insurance and to see if she gets something for it. But I'm sure she will not get cover for much since the half the house is destroyed and told her that I can help her by taking over the problems by buying the property as is. She was kinda in the middle of letting her house go, so I told her

http://www.propelio.com This website gives you Comps, also check out redfin they have 3 or more months of the last sale. When ever I think a property could be a good deal, that's when I use my realtor to give me comps on the property because to get comps correctly it could take 20 min to up an hour. When I get calls that want retail price for their house I send that person to my realtor and charge him a finders fee (500$ the least) Win Win solution.

Okey so most of my buyers can close quickly just as long as the numbers are good. Some of my buyers actually told me 75% ARV @David Robertson

On my letters, I was putting a penny outside the envelope (hot glued) and then inside the letter is said "A penny might not satisfy but will it help?" with the letter stating what I do in yellow computer print.  The thing that I found out, is that the simpler the better, and I now hand write every letter and envelop (using aqua color and yellow letter with red ink). @Chinmay J.

@Andrew Johnson  Since I'm a wholesaler I get off-market calls that people want to sell their house and I make offers. For Example, a 200k house that only needs 20k rehab I would have to offer them 120k for it, at the same time these people get multiple letters. I'm getting beaten by this other wholesaler that are offering more than 120. Using the 70%rule makes things more than likely to get a house.
