Recap: after 3 months of trial and error, on the 4th-month calls started coming in. Sending out 700-800 yellow letters a month. First mail I got a rate of 2-4% response (working on absentee owners). 

A week and a half ago (5/18/17) I got a call from a lady that got my yellow letter telling me her house got on fire and that she made a claim to the insurance and to see if she gets something for it. But I'm sure she will not get cover for much since the half the house is destroyed and told her that I can help her by taking over the problems by buying the property as is. She was kinda in the middle of letting her house go, so I told her
