After 2 months of me making mistakes. Meaning not doing the marketing correctly. I finally got to move forward. From being .001% response rate I was able to get up to 4%. For me, these accomplishments fill my motivation to keep going forward in this industry. I got a realtor in my team that is willing to help me with this journey. Last week I sent 200 letter (first mail)  and out of those I got 8 calls and I'm going to make an offer out of one of those calls. 4 of them were about mobile homes which I have no clue how to work with them but I'm going to have to learn. Two of the calls are not motivated yet which I will follow up with them every 2 weeks. Now one of the calls left a voicemail saying to call her at this other number, but it's a non-working, so I called the number she left her voicemail and no answer and can't get a hold of her so I'm going to send her another later and hopefully I'll answer this time.

 Even tho there are days that feel like I'm not going forward I come to Bp and read from success stories and that fuels my energy and motivation to not give up. I'm determined to become successful in this industry. What ever it takes.

Houston investor or any others, do you all use the 70% AVR rule? I find it hard to get deal accepted at 70% that's why I'm asking. Are most rehabber happy with other higher percentage?

Hey, Mr. Andrew, I'm an active real estate investor in your area mostly southeast of Houston. I'm wholesaling at the moment but soon will rehab and would love to have rentals under my belt.

Well first,  it's important to go to your local Real Estate Meetings, there you will learn a lot from other investors. Once there Network and start give out your business cards, get to know other people. See what they are doing. Find who is wholesaling, rehabbing, and lending money.

Good thing you didn't pay 10k to mentor you! You can find good mentors here! Look for Local BP people. See if anybody that has done deals can guide you on the way or even JV with you on a deal you found.

Real estate takes patience and you have to be persistent.

There are multiple websites you can pay monthly to have MLS Comps. For example:

Also, there are free websites like Redfin where you can search sales from 3 months or later. In all, you would really need to have a realtor on your team for the best work and the best results. BP is a good place to find investor friendly realtors.

I made my offers in person. I always make a good report with the seller. Like this seller I talked, she had 2 other buyers that she was going to show them. Well, I didn't want to show my cards yet so I told her to get her other 2 offer and then to call me back, and see from there. Her offer from mine is a 20k difference and she is not motivated yet. The other 2 buyers are her friend and a neighbor. But the house needs 30k of work and she said she will not bring it down (yet).  @Nikolas Ferreira

like 4 of them. I sent 2 offers already (rejected and couldn't agree to something) The other 2 is kinda difficult because they have mobile homes close to Baytown's bay @Nikolas Ferreira
