Post: Wholesaling in Indiana during winter months

Hey guys,

Was curious about this and figured I'd ask. Generally, real estate markets die down during the colder months of the year; although wholesaling is a completely different animal than having retail buyers buy/list their properties, are there any effect felt from the winter months in Indiana (or anywhere with and Indiana-ish winter, for that matter) when it comes to the amount of incoming leads?

So here's the deal:

I have a client looking to buy a house of up to 300K for their personal residence. We're trying to find someone that would be willing to give up to 300K cash to purchase the property (the property would be bought under the lender's name); upon closing, we would then double close with the lender. We would like to do a land contract where my client would give 100K down payment, and would then do a 10 year balloon amortized over 30 years at 8-9%.

@Brent Coombs The seller isn't your client, and you've disclosed you're licensed. I suppose we'll just agree to disagree.

Why shouldn't it be possible? It's a business, and the wholesaler is providing a service. The seller called the wholesaler for a reason- if they wanted to list, they would've called a real estate agent.

@Account Closed I agree. At the same time it's quite funny. Yes, you definitely run into that a lot in real estate, but man, a difference that big?? If only I could sell memories... lol

Wait, @Ryan Dossey, I'm confused. I take it this was direct mail and you're wholesaling; what do you mean you'll pay "what the market allows"? You don't mean market value, do you?

@Brent Coombs Which is completely fair; to each their own. Doesn't make it any less legal, however :P

By that logic, you would almost want to work MORE with a licensed wholesaler since he/she would have to tread lightly.

Moreover, once could argue that there are more experienced unlicensed wholesalers than licensed ones, and it's experience that you fear (fear of getting taken advantage of) when you hear "licensed."
