Looking for 300K Cash, Land Contract, 8-9% amort. 10 yr balloon

So here's the deal:

I have a client looking to buy a house of up to 300K for their personal residence. We're trying to find someone that would be willing to give up to 300K cash to purchase the property (the property would be bought under the lender's name); upon closing, we would then double close with the lender. We would like to do a land contract where my client would give 100K down payment, and would then do a 10 year balloon amortized over 30 years at 8-9%.
